Treat them as a budgeting range, not a quote. A good calculator lands your project inside the right band — enough to plan, compare offers and spot an outlier — but only a contractor who has seen the site can price access, ground conditions and the details that actually swing a job.

Why is labour usually more than materials?

Because most construction is skilled time. On typical residential work, material runs 25–40% of the installed total, and the rest covers labour, equipment, mobilisation, overhead and margin. That split is normal — a quote where material dominates usually means something is being left out.

What makes a project land at the top of a cost range?

Difficult access, slopes and curves, small overall size, demolition of what was there before, premium finishes, and working in a high-cost metro. Straight, flat, large, simple and new-build sits at the bottom. Most jobs carry a couple of factors from each list.

Should I get a permit, and is it in these figures?

Permits are shown separately where a project usually needs one, because the requirement is entirely local — many places want one for structures over 100–200 square feet, for any addition, and for work near a property line. Check with your building department before ordering material; retroactive approval is far more expensive than the fee.

How much should I hold back for contingency?

10–15% on new work with a clear scope, 20% or more on anything involving demolition, renovation or unknown ground. The overruns that hurt are almost never the material price — they are what turns up once something is opened.
